Flip #1 Bremerton, Wa

Bremerton, Wa

Bremerton is a historic waterfront city located in Kitsap County, nestled on the Kitsap Peninsula in western Washington. Surrounded by the beauty of the Puget Sound and just a ferry ride away from Seattle, Bremerton offers a unique blend of small-town charm, military heritage, and growing real estate opportunity.

3 years

I lived there for 3 years, and house-hacked from day one:

💸 Rented out the other bedrooms while living in one
📈 Brought in ~$2,300/month while paying only $1,300/month on the mortgage
🔧 Added a third rentable room to increase cash flow even more
🏡 Today, with all rooms rented, it brings in $3,000/month

This home taught me more than any course or book ever could. It was my classroom, my test run, and eventually, my first real cash-flowing asset.

It wasn't a fast flip — but it was the start of everything.

Role

Over the next three years, I lived there, learned everything I could, and wore every hat imaginable:

👷‍♂️ Homeowner – It was my first place, and it meant everything

🧾 Landlord – I rented out the extra rooms from day one, learning how to manage tenants

🛠️ Property Manager & Handyman – Anytime something broke? I was the one fixing it

🧰 And every now and then, I’d throw on the tool belt and knock out projects myself — from garage conversions to landscaping to upgrades

🔑 My First Property – The Bremerton Home That Started It All
At just 20 years old, I bought my very first home — a 3-story single-family house near the Bremerton shipyard. While most people my age were just figuring out their next move, I was already investing in mine.

I put 20% down and jumped straight into renovations the moment I got the keys. No contractors. No fancy crews. Just me, a tool belt, and a whole lot of determination.

From closing in a garage to tackling electrical, plumbing, and massive landscaping projects, I poured hours of sweat into this home — turning it from a fixer into a cash-flowing asset.

🏡 Built in 1918
🛠️ Full DIY renovation — including framing, finishes, plumbing, electrical, and more
📍 Location: Prime area near Puget Sound Naval Shipyard
💸 Strategy: House hack — rented out both bedrooms, then added a third to boost cash flow
📈 Result: Tons of sweat equity and a strong first step into real estate investing

Doing all the work myself not only saved me thousands, but also taught me the ropes of real estate — the hard way. It was the foundation for everything I’ve built since.

This home didn’t just give me a place to live — it gave me a head start, a skill set, and a long-term vision.
