Flip #5 Bremerton, Wa
Bremerton
🌊 About Bremerton, Washington
Bremerton is a historic waterfront city located in Kitsap County, nestled on the Kitsap Peninsula in western Washington. Surrounded by the beauty of the Puget Sound and just a ferry ride away from Seattle, Bremerton offers a unique blend of small-town charm, military heritage, and growing real estate opportunity.

🛠️ Quick Turnaround Flip – 2.5 Months Start to Finish
This project was all about speed, precision, and smart execution.
We took on a 1918-built home with outdated systems, no insulation, and all the quirks you'd expect from a century-old property. But with a clear vision and tight game plan, we got in, renovated, and turned it around in just 2.5 months — doing all the work ourselves.

🛠️ Another Flip, All Hands On Deck – 2.5 Month Turnaround
This flip wasn’t just fast — it was all us, all the way through.
We took on this 1918 home knowing it needed love: knob-and-tube wiring, galvanized plumbing, no insulation, and the kind of quirks that only a century-old house can throw at you. But with experience under our belt and a plan in place, we knocked it out in just 2.5 months.
But here's what made it special — I wore every hat again.
📍 Real Estate Broker – I sourced the deal and negotiated it myself
📊 Investor – Ran all the numbers, calculated rehab, ARV, and cash flow
🛠️ Contractor – From plumbing to electrical to remodeling, I did it all
💰 Purchase Price: $215,000 (cash)
💸 Renovation Cost: $30,000
📅 Timeline: 2.5 months
🏠 Rental Return: $3,200/month
It’s the kind of project that builds both sweat equity and confidence. And while I’m proud of the hands-on work, I’m even more excited for what’s next — a few more of these, and I’ll be in a position to start building a team and subbing out the tasks I don’t love.
That’s how you scale. One flip at a time.
Project type
This project was a 3-story single-family home located just minutes from the Puget Sound Naval Shipyard in Bremerton — a prime rental area with strong long-term demand.
Dialing It In: Our Most Efficient Flip Yet
After living through a full gut reno on our last project (while pregnant and newly married!), this next flip felt like we were finally hitting our stride.
We picked up a 1918-built home with no insulation (except in the attic), knob-and-tube wiring, and galvanized plumbing — a true vintage challenge. But this time, we knew exactly what we were doing.
💸 Purchased off-market for $215K cash
🔧 Renovated for just $30K — and yes, we did all the work ourselves again
📅 Turnaround time: 2.5 months
🏠 Rented for $3,200/month
This project proved how far we’d come. Our systems were tighter, our decision-making faster, and our hands-on skills sharper. We handled everything — from demo to finish work, electrical, plumbing, design, and project management — all while keeping our timeline and budget in check.
What we love most: this one turned into a strong cash-flowing rental, building not just profit, but long-term wealth.
Each property teaches us something new, but this one taught us confidence. We're not just flipping homes — we're building a legacy.
